Why is it difficult to find a rental property in France?

France has a stringent tenant screening process because French law protects the tenant, making eviction in case of non-payment or contract violation a lengthy process.  French landlords generally require significant documentation from prospective tenants to mitigate the risk of non-payment. They commonly request a ‘dossier’ with proof of income, tax records, employment contracts, and sometimes a French guarantor or co-signer. For non-residents without local tax or employment history, it’s harder to prove financial stability by French standards.  For this reason,  landlords are often more comfortable renting to French residents who are familiar with system.

She will arrange viewings for you or, if needed, visit the apartments on your behalf. Additionally, Eleanor manages lease negotiations to secure the best terms for you.

Finding a Property to Buy

Each French Agency has its own inventory, and properties aren’t readily shared across a chain of agencies. As a result, buyers have to contact every French Agency within a given region, making it harder to get a full view of what’s available. What’s more, a property can be listed with several different agencies, and some may even appear at different prices across these agencies! This lack of transparency makes it harder to compare properties and can lead to confusion about pricing and market value.

Having someone on the ground is crucial. French agents work on commission and must prioritize their time carefully, often juggling numerous international inquiries that rarely lead to actual sales. As a result, many online inquiries are not given serious attention, creating frustration for those searching for a home from abroad.
